City Centre, Shanghai
Description: The City Centre development is one of Shanghai‘s first modern office and retail developments. Completed in 2002, the development includes two 33-storey office towers which are linked by a 6-storey shopping centre.
The project also includes a street featuring popular restaurants and bars. Since acquisition, Treasury Holdings China has actively reviewed operational management and marketing and has successfully reduced costs, increased rental values, and decreased vacancy rates. |

City Centre Extension, Shanghai
Description: Located immediately next to the established City Centre retail and office complex on the main road leading to the nearby metro station, this site has zoning for a mixed-use development comprising office and retail facilities and is currently being planned as a natural extension to the existing shopping centre.
It is currently anticipated that development will commence in early 2009. World-renowned retail architects Benoy has been appointed to design this important project that will not only strengthen the existing asset but improve the overall critical mass of retail accommodation in the district.
The current plan includes additional retail accommodation along with a new Grade A office tower. The office tower will be LEED gold certified to conform with specific environmental and sustainability criteria. Technical design issues are currently being satisfied, including day/sunlight analysis, green area assessment and traffic impact – all of which will be incorporated into the design to conform to government requirements.

Central Plaza, Shanghai
Description: Central Plaza is a 23-storey office and retail podium located within the heart of Shanghai CBD, in close proximity to the city's metro and expressway networks. The building was completed in 1998 and due to its excellent location overlooking the Grand Theatre and Peoples' Square, has enjoyed near-full occupation ever since. Each office floor provides some 1,700 sqm of space and the building has 128 car parking spaces housed within two basements.
Central Plaza has undergone a major renovation to its office common areas, office toilets, and lift lobbies. The remainder of the refurbishment work (atrium area, podium interior, external podium facade, rear entrance, and external landscape areas) is on track to be completed as scheduled for 2009. This redesign by Aedas is expected to offer a new and modern high-quality environment to the building's valued commercial and retail tenants. |

The Treasury Building, Shanghai
Description: This newly built 20,000 sqm office building opened in early 2007. Located in one of Shanghai's prime office districts, this Grade A building is fully let and includes international tenants such as SPX Corporation, Sony BMG Music Entertainment, Inc., Starbucks, and Treasury Holdings China Limited.

Beijing International Logistics Centre, Beijing
Description: Beijing Capital International Airport is now one of the largest transport hubs in China. Freight movement is forecasted to grow to over 1.8m tonnes per annum following the recent completion of the Sir Norman Foster-designed Terminal 3. Beijing International Logistics Centre is over 11.5 hectares; the site benefits from immediate adjacency to both the airport and the national road network. Existing nearby occupiers include TNT, Santa Fe, and Prologis. Development commenced in late 2008 with design and project management services being provided by Scott Wilson International consultants and is expected to be completed in 2009.
